Vacancy Returns to East Fourth Street Commercial Space

A for-rent sign has appeared in the window of 235 E. 4th St., near Avenue B, signaling the latest vacancy for a storefront with a long history of rotating concepts. The space became available following the departure of Stoned Gourmet Cannabis Pizza, which shuttered its operations at the end of June 2026.

Chris Barrett, the proprietor of the cannabis-infused dining establishment, reportedly cited a combination of unresolved building maintenance issues and a disagreement with the landlord as the primary factors behind the closure. The restaurant, which opened in late 2020, was known for its private smoking lounge and blacked-out windows.

The address has served as a revolving door for various hospitality ventures since at least 2006. Over the last twenty years, the site has hosted a series of short-lived businesses, including the gastropub E.U., as well as Tonda, Piccola Positano, b4, and the restaurant Nobody Is Perfect.

While the property is now officially back on the rental market, the specific terms of the lease and the asking price remain undisclosed. It remains to be seen whether the next occupant will establish a more permanent presence at the location than its predecessors.
