Stalled East Village Development Site Marked Sold

A prominent development site in the East Village has reached a potential turning point. The parcel located at 42-46 Second Avenue, which has sat vacant for years, is now listed as "SOLD" on the website of the brokerage firm BKREA.

While the listing indicates a change in ownership, the transaction has not yet been recorded in public property documents as of August 5, 2026. The site, spanning 14,019 square feet, was originally assembled in 2020 by Gemini Rosemont and includes the former Church of the Nativity.

The property has been the subject of significant neighborhood scrutiny and legal challenges. Previous efforts to transform the lot into an 11-story mixed-use building were effectively halted when the Department of Buildings revoked construction permits. That decision followed an audit triggered by complaints from a neighboring property owner, Robert Proto.

Following the permit revocation and subsequent litigation, Gemini Rosemont moved to place the assemblage back on the market in March. The site offers more than 100,000 buildable square feet, though it remains unclear what the new owner intends to do with the land or if the previous development plans will be revived or replaced.
