Luxury Rental Market Expands in Yorkville with Launch of The Langdon

Leasing has officially commenced at The Langdon, a 24-story residential tower located at 288 East 88th Street in Yorkville. Developed by Alchemy-ABR Investment Partners and designed by Hill West Architects, the project seeks to address a reported scarcity of spacious, luxury rental inventory in the Upper East Side.

The building offers 45 units ranging from two to five bedrooms. According to initial reports, monthly rents for these residences start at $12,400 and climb to $45,000 for the building's penthouse offerings. Developers noted that strong interest has already prompted upward adjustments to asking prices for certain units following the initial launch.

Interior features across the residences include oversized windows, recessed LED lighting, and in-unit laundry facilities. Kitchens are equipped with Fisher & Paykel appliances and custom cabinetry, while bathrooms feature heated flooring and quartz finishes. Select units, specifically the full-floor penthouses, include private wraparound terraces intended to provide outdoor living space and skyline views.

Building amenities available to residents include a fitness center, a multipurpose sports court, a children’s playroom, a media and gaming lounge, co-working facilities, and a landscaped roof terrace.

The project arrives amid a competitive Manhattan rental landscape. Data from June 2026 indicated a borough-wide vacancy rate of 1.49 percent, a slight decline from the previous month. Industry observers have pointed to the expansion of the Second Avenue Subway as a factor in shifting perceptions of the neighborhood, which was historically viewed as less accessible than areas closer to the 4, 5, and 6 train lines.

Market reports from the Corcoran Group suggest that these new developments are entering a climate of record-high rents, with the median market-rate rent in Manhattan reaching $5,292 in June, representing an 8 percent increase year-over-year.
