Historic Bleecker Street Townhouse Relisted for $6.5 Million

The historic townhouse at 9 Bleecker Street has returned to the real estate market with an asking price of $6.5 million. This listing arrives less than a year after the property was purchased for $5.7 million in the summer of 2025.

According to current listing details, the 1884 building offers significant development potential, including 2,743 square feet of unused floor area ratio, pending approval from the Landmarks Preservation Commission. Prospective buyers are being presented with options to convert the structure into a single-family residence or utilize its mixed-use zoning for retail, gallery, or office space.

The building is well-known for its long association with New York City’s countercultural history. For over four decades, it served as the headquarters for the Yippies, a tenure that concluded in 2014 following a protracted legal dispute. More recently, the space housed the Overthrow Boxing Club, which shuttered in late 2024 as the property was being prepared for sale. Earlier this year, the facade became a focal point for local attention when signage was posted expressing frustration over the building being used as a canvas for flyers and advertisements.

Market activity in the immediate vicinity remains active. The neighboring townhouse at 7 Bleecker Street, formerly the residence of artist June Leaf and photographer Robert Frank, reportedly sold for $6.2 million after a four-month listing period, though that transaction has yet to appear in public property records.
