Construction Underway for Sustainable Luxury Tower at 65 Franklin Street
The 24-story residential project, designed by COOKFOX Architects, aims to bring ultra-low energy living to the Tribeca neighborhood.
Work is progressing on a new 24-story luxury condominium tower located at 65 Franklin Street in Tribeca. The development, which broke ground in April 2026, is being spearheaded by Sky Equity Group following a 2025 site restructuring and recapitalization.
Designed by COOKFOX Architects, the 106-unit building is intended to serve as an all-electric, ultra-low-energy residential structure. According to project specifications, the design incorporates high-performance building envelope strategies and filtered air systems to exceed current state energy requirements. The aesthetic draws inspiration from the neighborhood's 19th-century cast-iron architecture, utilizing hand-laid molded brick and a series of recurring arches to create a textured facade.
"We’re pleased to reach this important construction milestone at 65 Franklin Street as we continue expanding our condominium portfolio in Manhattan," said Simon Dushinsky, founder and CEO of Sky Equity Group. Dushinsky noted that the firm intends for the building to complement the historic streetscape while offering modern residential amenities.
Planned features for the property include a porte-cochère, private parking, a library, and a wellness center spanning the third and fourth floors, which will house a pool, sauna, and Pilates studio. The building will also include landscaped loggias and terraces, with a penthouse level designed to provide panoramic views of the city. The lobby is set to feature double-height columns and vaulted ceilings, a design choice intended to pay homage to historic city landmarks.
Financial backing for the project includes a $320 million construction loan provided by G4 Capital Partners. The development site, which remained vacant for several years, was previously acquired by HAP Investments in 2018 before the current ownership transition. The project also incorporates air rights from the nearby landmarked building at 361 Broadway.
As the structure rises above grade, the developers anticipate the building will serve as a significant addition to the local residential market. This project follows the recent completion of Sky Equity’s first Manhattan condominium on the Upper East Side.
